The Time to Buy

Personally, I feel the best time to buy is when you are strategically prepared, when you find the home or land you want at a good price, and when you’re in agreement with your family.  

But…. For the Best Price & Less Competition

  • When: Fall (especially October/November) and Winter (January).
  • Why: Fewer buyers (families settled, bad weather) and motivated sellers wanting to close before holidays/year-end, leading to more negotiation power.

For the Most Choices

  • When: Spring (April-June) and early Summer.
  • Why: Peak listing season, giving you the largest selection of homes.

For a Balanced Approach

  • When: Late Summer into early Fall (August-October).
  • Why: A sweet spot where inventory is still strong, but competition begins to soften as summer buyers exit the market.

Key Factors Beyond Season

  • Your Finances: Ensure you have a down payment, good credit, stable income, and an emergency fund.
  • Market Conditions: Consider local trends and interest rates.
